Regime management for single or multi-owner commercial property includes all services that are necessary to

operate the premises, such as:

•         Collect owner regime payments and pay all bills. Owners have the convenience of paying monthly dues via

our website with autodraft, e-check, or any major credit card (convenience fees may apply)

•         Handle ordinary and emergency maintenance 24/7

•         Provide preventative maintenance management and recommendations

•         Develop annual budget and manage expenses accordingly

•          Provide full service accounting for all accounts (checking, savings, CD’s, etc.) and monthly reconciliations

for each account

•         Provide monthly financial statements to include P&L, Balance Sheet, Budget Variance, etc

•         Handle the management of capital improvements

•         Obtain annual bids and contract for routine maintenance, such as landscaping, manage all vendors, provide

quality control for all services rendered, and conduct regular property visits

•         Provide management of  reserve funds and future planning for needed improvements and replacements

•         Provide in-house collections of owner delinquencies and enforce payment due dates

•         Manage insurance requirements, policy quotes, and renewals

•         Ensure all subcontractors providing work for the property show proof of license, bond, insurance, workers

comp, etc. and maintain on file

•         Availability to board members for discussions, etc. as frequently as needed

•         All postage, copies, office supplies, etc. used for normal regime operations are provided at cost

Once a tenant is placed, we provide full-service tenant & property management, including collecting rent

& CAM charges, enforcing the terms of the lease agreement, managing delinquencies, full accounting with

financial reports, and financial planning to maximize rental income and ROI.

Commercial Regime

Information on managing a real estate complex or group

Commercial and regime property management: We manage everything that a commercial property

may need, with the exception of commercial tenant leasing (i.e. finding a commercial tenant to rent

the property).

Take Tidelands Bank for example. We make sure their building and property is kept up and looks good

for their customers. We manage the landscaping, custodial/janitorial services, maintenance, etc.

We also have to establish a budget and have the financial expertise to stay in budget and accurately

and thoroughly plan for future needs, like a roof replacement, updating, etc. Tidelands wants to do

banking while having someone else deal with the constant upkeep for roof maintenance, landscapers,

janitors, landscaping, etc. However, if Tidelands decided to move out of their building and wanted to

rent it out, we would not be able to help them find a tenant. However, we could manage the tenant

once they were in place, by collecting rent, providing 24/7 emergency maintenance, etc. We have

several commercial units where we manage the tenant and the property. It’s common for leasing and

management to be separate services when dealing with commercial property. With residential, it’s

very rare to separate the two services and the majority of our business is residential leasing/finding

tenants, managing the tenants, and providing maintenance for the tenants and the property.

Another example of where we do commercial regime management is an office park that has multiple

suites or storefronts that are all attached to one another and share a roof, parking lot, landscaping,

etc.. Often times each suite has a different owner and when that’s the case, all of the owners need

to pay their share to keep up the building exterior and common areas, and establish a reserve fund to

pay for big things like a new roof or updating the lobby, bathrooms, etc. We collect “dues” from each

owner, manage the funds, stay on budget, and provide consulting/planning for future needs.

Residential Property Management

We lease, manage and maintain all kinds of residential rental properties.

We have properties across the entire Lowcountry and we work with property owners of all kinds. Some of the

property owners are big investors that own apartment and condo complexes and multiple homes or units.

Other owners are investors with small to medium portfolios, like 2-30 homes or units. And lastly, there are

owners that we call “Accidental Landlords”. They would prefer to sell their home but can’t sell for a high

enough price, so they have to rent it out for a while until the market is good enough for them to sell. So we

have apartments, condos, townhomes, patio homes, single family homes, and anything else that is considered

residential housing. We are one of the few management companies that service entire apartment complexes.

You’ve got to be established and have an excellent track record to get those big accounts, and we have several

of them.

1.       A complete rental analysis to ensure the owner gets the highest monthly rent possible. We can also help

the owner with their budget for the property and prepare for future expenditures associated with being a

Landlord.

2.       Recommendations to make sure your house stands out from the rest and shows at its best. And if

needed, we can provide a complete turnkey experience with painting, cleaning, maintenance, and repairs.

3.       Minimizing vacancy with our extensive marketing program and network to find qualified tenants quickly.

The property is advertised on over 60 websites, and so much more.

4.       Finding the best tenant with extremely thorough tenant screening. We perform a credit check,

background check, get landlord references, verify employment and income, and even look up the applicants

on social media sites like facebook. Then finally, if the applicant meets all of our qualifications, we relay all the

details about the applicant to the owner and the owner has the option to make the final decision to accept or

deny the applicant

5.       We do all the showings and accompany the prospects to the property for private viewings

6.       We draft the lease agreement using our lease, which is iron-clad and completely protects the property

owner and limits their liability as a Landlord.

7.       We complete a very thorough Move-in Inspection to document the condition of the property before the

tenant moves in. We make a detailed report, and take videos and pictures; all of which is uploaded to private

YouTube and Google+ accounts and shared with you for your records.

8.       If the property owner has any setbacks after the tenant moves in and needs assistance, we can solve any

problem that comes up. We can take over management at that time or the owner can choose from our a la

carte services to solve the issue at hand and quickly get back on the right track.

Coastline Asset Management & Acquisition provides quick and efficient turnaround time for leasing vacant units. Upon notice of a tenant vacating, we immediately place the unit on our vacancy list and begin the leasing process.

How do you advertise your vacancies?
We use a different mix depending on the area and rent. We aggressively advertise vacancies in multiple media outlets and our exclusive website which boasts above average unique hits per day. It is not unusual for a unit to be rented before the prior tenants move out.
